Pleasanton Neighborhoods

Pleasanton Meadows

Over the years, Pleasanton Meadows, with its unique greenbelt that connects Fairlands Elementary School and community pool, has consistently attracted families. Bordered by Interstate 580 on the north, this area anchors Pleasanton’s northeast corner. Development began by Rouseau Development in 1968. The homes in this community range from 1300 square feet to 2500 square feet. The Pleasanton Meadows Cabana Club (PMCC) remains the heart of this community. The club hosts an annual Easter Egg Hunt, opening day BBQ, and fall adult wine social. During the summer, the PMCC swim team competes against local teams. In addition to Fairlands Elementary School, children in this neighborhood attend Hart Middle School, and Amador Valley High School.

 

Birdland

Bordered by Pleasanton Sports Park to the north, this neighborhood features hundreds of homes on streets named after birds.  Many homes in this 35-40 year old neighborhood have been nicely updated. This aspect combined with its proximity to top schools has made this neighborhood a consistent draw for families.  Many young families are moving into this mature, tree lined neighborhood while empty nesters are moving out. Birdland is the most centralized part of the city and is close to Walnut Grove Elementary, Harvest Park Middle School, and Amador Valley High School.

 

Foothill Knolls and Laguna Oaks

Separated from the rest of Pleasanton by I-680, Foothill Knolls and Laguna Oaks are just a short drive to schools and shopping centers. These two neighborhoods share Meadowlark Park.  Constructed on large lots around a series of cul de sacs, homes in Laguna Oaks went on sale in 1995. Five different models were offered each with 4-6 bedrooms. The neighborhood includes a central recreation area with clubhouse and pool, tennis and basketball courts, as well as a two playgrounds. The homeowners association mandates monthly dues which maintain the landscaping, pool, and common areas.  The association plan numerous social function throughout the year.

Built in 1984, Foothill Knolls is a small community of 89 homes also bound by a homeowner’s association, with dues of $25 per  month. The homes are an affluent mix of one story ranches and two story homes, built on roughly 1/4  to 1/3 acre lots. Children in these neighborhoods attend Lydiksen Elementary School, Hart Middle School, and Foothill High School.

 

Ruby Hill

Built in 1992, this East Pleasanton gated community has become one of Pleasanton’s most exclusive communities, comprised of 850 residential lots. Developed by Signature Properties, Ruby Hill offers single family homes as well as townhomes. Custom homes in this development  range in architectural styles from Italian to Mediterranean to Country French and feature lot sizes of 1/2 to 2/3 acre. Some of the premium lots are as large as 1 acre. The homeowner’s association maintains a 24 hour guarded, gated entry and a community center with tennis courts, sports fields, and park with hiking trails. Winding through the center of Ruby Hill is the the private Ruby Hill Golf Club, designed by golf legend Jack Nicklaus.   Children in  this neighborhood attend Vintage Hills Elementary School or Valley View Elementary School, Pleasanton Middle School, and Amador Valley High School.

 

Castlewood

Just south of Pleasanton city limits, this neighborhood covers about 500 acres and includes some interesting ties to the past. George Hearst  purchased the property in 1856. His widow, Phoebe Apperson Hearst built a palatial home here, setting a standard for architecture and horticulture in this community that one doesn’t see elsewhere in Pleasanton.  After Phoebe’s death the estate was sold to a group of businessmen who built a country club, and later a gold course on the site.  The lots in Castlewood are at least one half acre and most of the homes are at least 50 years old. There are currently 167 homes in this neighborhood. Children in this neighborhood attend Hearst Elementary School, Pleasanton Middle School, and Foothill High School.

Country Fair

Situated just South of Valley Avenue and Hopyard Road, the contemporary style homes in Country Fair were built in phases between 1983 and 1993, featuring larger lots and homes that range from 2200 square feet to 3000 square feet in size. Set against the backdrop of beautiful Pleasanton Ridge, the development features five different models. Centrally located in Pleasanton, Country Fair is close to both the tennis park and Sports Park, historic downtown, retail shopping, and both the 580 and 680 freeways. Children in this neighborhood attend Walnut Grove Elementary School, Harvest Middle School, and Amador Valley High School.

Mission Park

Mission Park is a neighborhood of 237 homes and another 100 apartments and townhomes built in the 60s and 70s. With easy access to freeways, downtown,shopping, schools, and the park, this neighborhood is close to everything. There is no homeowners association here, although there is a sense of closeness among long-time residents. Mission Hills Park , nestled within this neighborhood, is considered one of the best in the community. Children in this neighborhood attend Hearst Elementary School, Pleasanton Middle School, and Foothill High School.

Vintage Hills

Located in the eastern hills of Pleasanton, the original Vintage Hills neighborhood was built where John Kottinger once tended the grapes of Alameda County’s first commercial vineyards. The streets of the original Vintage Hills reflect this tie to the past: Chardonnay, Tannet, Malbec, Gamay, Merlot, and so on. The neighborhood expanded to include Vintage Hills I and a Half, Vintage Hills II, and Vintage Heights I and II. Many consider this neighborhood the most desirable place to live in Pleasanton, citing the character of the homes, the wonderful views, and the residents involvement in the neighborhood. Homes in Vintage Hills are between 1400 and 4000 square feet in size. Children in  this neighborhood attend Vintage Hills Elementary , Pleasanton Middle School, and Amador Valley High School.

Valley Trails

The U shape of North and South Valley Trails Road means that there are only two entrances into this neighborhood, making it a quiet and safe place despite its proximity to I-680. Founded 35 years ago, this neighborhood is comprised mainly of courts which jut off North and South Valley Trails Road. Valley Trails Park is centered in the middle providing green space and a family friendly gathering spot. Formed 17 years ago, Valley Trails Homeowners Association is very active , even though membership is voluntary. Homeowners have an active voice in addressing neighborhood issues. Valley Trails is close to both the Pleasanton Sports Park and Tennis Park, as well as retail shopping on Hopyard. Children in this neighborhood attend Donlon Elementary, Hart Middle School, and Amador Valley High School.
